Summary
Zetetick Housing is a UK charity providing supported living accommodation for adults with learning disabilities, autism, and other additional needs. We focus on safe, well managed homes that help people stay settled and live with more independence.
We provide the housing and we work closely with specialist care partners who deliver the support. That separation matters. It protects tenancy rights and gives people choice, while keeping housing standards high.
This page shares how Zetetick started, how the model works, and why our approach helps placements last. If you want to refer someone, explore partnership, or lease a property to Zetetick, you can contact our team on 0800 03 08 009 or [email protected].
Supported Living Housing Charity, The Zetetick Story

Tenants: 190+ living independently in their own homes
Operating since 2007 with a growing housing management team
What Zetetick Actually Does
At Zetetick, we do more than provide properties. We ensure housing works for each person, every day.
Secure and manage quality homes in ordinary neighbourhoods
Maintain high property and safety standards
Support tenants with tenancy agreements and benefits
Respond quickly to repairs and tenancy risk issues
Work with care partners to prevent placement breakdowns
Offer intensive housing management when needed
This role sits alongside, not inside, care services — so housing rights remain real and secure for every tenant.
What Is Supported Living
Supported living describes housing where adults with disabilities live in their own homes, with flexible support to help them manage daily life. It’s different from residential care: housing and support are separate, giving tenants choice over who supports them and preserving their rights as tenants.
Zetetick’s model has always reflected this best practice. We provide the home; care and support are delivered by specialist partners.

A Story Rooted in Need and Change
A Simple but Urgent Realisation
In late 2006, our founder saw a stark reality: many adults with learning disabilities, autism and additional needs lacked suitable, safe homes. Waiting lists were long. Many lived in inappropriate places without real independence or community connection. Zetetick was born to change that.
Turning Vision Into Action
In February 2007, the charity was legally formed. From the start, the focus was clear: homes that offer dignity, choice and inclusion. Rather than replicate existing models, Zetetick aimed to set a new approach — one rooted in people’s rights, not institutional settings.
Why Separating Housing from Support Matters
Unlike bundled care and accommodation models, Zetetick pioneered separating housing from support services. This ensures tenants:
Hold secure tenancy rights
Choose their own support provider
Live in homes tailored to their needs
Retain independence and control over their lives
This approach aligns with supported living best practice across the UK.
Growth Driven by Impact
Over the years, high demand for specialist supported living housing saw Zetetick grow from a few properties to more than 80 homes and a dedicated team. This scale allows us to:
Respond to housing shortages for vulnerable adults
Partner with local authorities and care providers
Reinvest in long-term tenancy sustainment
These aren’t numbers alone — they reflect lives grounded in security, choice and community belonging.
Voices That Matter
Now I’ve got my own place I make sure I buy nice stuff to cook with and I’ve got a lot more independence… My life has 100% changed… Here I have people I can talk to at any time
This simple reflection from a tenant captures the transformative power of a safe, secure home and a housing charity committed to doing things differently.
