Zetetick Housing underwrites all utility bills and council tax on the property. With indemnity insurance too, peace of mind is more than assured.

Regular property inspections

We conduct quarterly inspections on all our properties to check for ongoing maintenance issues that may not been reported. Our rolling 3-year redecoration policy to deep clean communal areas and refresh paintwork also keeps properties in great long-term condition.

We guarantee that the property is always handed back with no more than fair wear and tear.

FAQ: Learn more about letting a property with us

Isn't it just easier to let a property myself instead of through you?

If you could guarantee every tenant of yours would be perfect and cause no issues to you, then yes. However, we’re sure you know that all tenants bring their own challenges for you to deal with and they can often be a pain.

From tenants that cause damage they refuse to pay for, others who always pay rent late, some who secretly smoke inside or have pets when they’re not allowed to – you can never know what you’re signing up for.

With us, you can guarantee the same level of quality service no matter if you let one property with us or a few. Our model is a professional, time-tested corporate let that we’ve built to identify issues or act as quickly, if not quicker, than a landlord.

What makes your corporate let different than any other?

Unlike with other corporate lets, we care deeply about our tenants’ stability and safety. We help manage the tenant’s obligations to maintain the property including 24/7 maintenance,  so we’re a highly active landlord for ourtenants.

Where possible, we also keep a low turnover for tenants and try our best to keep the same individual in the property for as long as possible. Evictions or early terminations are extremely rare.

Your tenants are on housing benefits - what if they can't pay rent?

We understand that it might be concerning to you that we let to tenants on benefits. Rest assured, your rent is guaranteed.

Instead of a tenant’s housing benefit being paid to them, we are directly paid that funding by the local authority in the vast majority of cases. As our tenants have lifelong disabilities, it is virtually impossible for them to lose their housing benefit allowance.

Additionally, if the local authority happened to go bankrupt and were unable to pay us, we would continue paying you rent until the end of our let agreement.

Are your tenants more likely to cause property damage?

As part our model, every tenant needs to be provided professional care through one of our personally vetted and CQC registered care providers.

We also conduct home visits and liaise with tenants’ care providers to ensure they are effectively performing their duties to our tenant. In most cases, this is enough to prevent property damage.

In rare cases where accidental damage occurs, we are able to quickly repair or resolve issues to the property and work with the tenant’s care partner to prevent future incidents.
