Specialised supported accommodation

Zetetick Housing provides specialised supported accommodation, focusing on meeting the housing needs of individuals with learning disabilities, challenging behaviour, mental health challenges, and autism. Unlike ordinary social housing, our goal is to offer a unique living environment that promotes independence and safety.

Without access to specialised supported accommodation, the only alternative for our tenants would be residential care or assessment and treatment units. While we strive to create homes that resemble ‘ordinary’ residences, we go to great lengths to ensure that individuals can live with increased independence and security.

Intensive Housing Management - Support

The cost of providing this bespoke accommodation and support in the terms of an intensive housing management service is inevitably higher than that of ordinary housing.

However, we are dedicated to keeping our costs and charges as low as possible, prioritising affordability for our tenants.

Transparent rent setting

Transparency is a fundamental aspect of our rent setting process. We provide a clear and itemised breakdown of how rents are determined. This includes core lease charges to private landlords, which are transparently presented to demonstrate the return on their lease investment. We are committed to ensuring that our private landlords share Zetetick’s mission and invest in Supported Housing for ethical reasons.

Service charges are set based on the actual costs incurred. When additional services are provided, we provide a detailed explanation of why these services are necessary for tenants to live as independently as possible within the property.

Accountability and Fairness

To maintain accountability and fairness, rents undergo annual audits. This regular assessment ensures that rents accurately reflect the actual costs associated with providing the specialised accommodation and support services.

By adhering to these principles, we strive to create a rent setting framework that is transparent, equitable, and focused on providing quality housing for individuals with specific needs. Our commitment is to support our tenants in living fulfilling lives within a safe and supportive environment.
